Buying and Building: Steps to Consider Before Applying for a Building Permit

Feb 11,2008

A building permit is a document that allows homeowners to begin construction or alteration of a structure (as long as the planned building project conforms to the standards and guidelines outlined in the local building code). Before you apply for a building permit, here are some of the things you'll need to have ready for review.

Form a Budget and Find Contractors Before Applying for a Building Permit

Before you start the permit application process, you need to figure out what your budget is going to be like and who is going to do the work. Analyze your finances, crunch the numbers and don't bite off more than you can chew. You don't want to have to pause your construction efforts because of financial limitations.

After you've figured out how much you can afford to spend, start shopping around for contractors. Find a contractor that is easy to communicate with and understands what you're trying to accomplish with your construction efforts. Don't settle for the lowest bid. Saving money is important, but you want to employ a contractor who will use quality material and get the job done right.

Get Your House Plan Together Before Applying for a Building Permit

If you're building a new home from scratch, before you start the construction process, you'll need to acquire a detailed house plan that has been certified by an architect's seal. You'll actually need a few copies so that you can submit your plan to the appropriate review boards in your local community. If you're simply adding on to an existing house you will still need to draft up a plan that will detail your intended changes.

Applying for a Building Permit -- The Permit Application Process

Once you have your house plan together, it's time to grab a building permit application form your local building department. Fill out each section of the application, and have a plumber and an electrician fill out the relevant sections (if applicable). When your application and house plan are complete, submit your application and pay the permit fee. You may have to provide additional details about your planned construction project, but the building department will notify you if this is the case.

Remember to get your application in long before your construction efforts start. This will give you adequate time to deal with any bureaucratic red tape or to adjust your proposed building plans if necessary. If you get all the proper materials together, and you have professionals ready to complete the job, you shouldn't run into any problems with the building department.
