When you want to buy or sell real estate, you need to have a qualified, experienced broker on your team. Brokers can be found all over the place. With so many brokers to choose from, it can be difficult to locate the one that's right for you. Here are some tips for tracking down a reputable real estate broker.
Get References From Previous Clients
After you visit a broker's Web site or meet with a broker to discuss the possibility of doing business, you may find yourself impressed by the skills that your potential broker has advertised. Don't take the broker's word for it, ask for some references. Make sure that the references are recent. Don't just get one or two either, ask for at least four references. When you contact these references, introduce yourself politely and ask a bunch of questions. Did the broker offer quality service? Is the broker easy to communicate with? Find out what type of properties the broker deals with and identify the broker's geographic area of expertise.
Check the Broker's Credentials
When you have a few brokers that you are considering, make sure to check their credentials. There are online databases that list brokers and agents on a state-by-state basis. A quick search in one of these databases will verify whether your potential broker has a professional license. Make sure that the broker has not had any disciplinary citations. Don't do business with a broker who has had his license suspended or temporarily revoked. You should also confirm that the broker's license has not expired.
Is the Broker Personable?
If the broker you're considering has an abrasive personality, find someone else. Brokers and agents have to deal with appraisers, sellers and lenders, so try to track down a broker who has top-notch people skills. You want a reliable broker who will be accessible to you at all times. Brokers who are difficult to communicate with will not know what your concerns are, let alone how to address them. For all parties involved it's best to find a broker who has exceptional people skills.
When you're looking for a broker, don't settle on the first one you meet. Shop around a little bit. Ask friends and family if they know a broker they can refer to you. The key to finding a reputable broker is to build a relationship based on trust. If you feel that you can trust your broker, you'll be able to form a solid working relationship.
