Getting The Most Out Of Your Properties For Sale

According to the National Association of Realtors, sales of existing homes have fallen by 19.3 percent within the past year. The number is dismal, but sellers can still find ways to attract potential buyers. With a few repairs and some elbow grease, homes on the market will be able to get buyers through the door.

Houses Sell With Curbside Service

The curbside of the house is arguably the most important area for selling, since it is the first thing a buyer sees when he pulls up to the house. If the house hasn’t been repainted in the last five years, brush up with a neutral color. Reseal cracks in the driveway and hose down thoroughly to get rid of oil and dirt on the concrete and sidewalk.

Clean any debris or filth that is alongside the gutter or at the curb of the house. Trim hedges and trees so that they do not obscure any views from the windows, pull out dead plants and weeds and plant fresh flowers in bright colors like orange and purple that will pop against the house.

Kitchens And Bathrooms Sell Properties

Kitchens are what can make or break the sale of a home, with bathrooms coming in close behind. Think about a new kitchen countertop in granite, laminate or black Formica that will immediately look good. Replace kitchen floor tiles and consider new cabinets, or at least sanding and lacquering the old ones. New appliances also attract buyers, such as a new stove or refrigerator.

In the bathroom, the countertop may need replacing as well, but chances are the tiles are going to be the most costly to repair. Repair any leaks and change the fixtures, such as the shower door, or the hardware. Make sure the bathroom is absolutely clean, as it will be very noticeable if it is not.

Other Parts Of The House That Will Sell

Floors and doors are some of the other parts buyers will critique when going through the house. Ideally, front doors have glass side panels, but replacing the hardware on an old door will make it look newer. French doors are an expensive alternative to sliding glass doors, but do up the selling value, while regular doors should not squeak and anything with glass should be streak-free.

Shampoo and clean carpeting thoroughly so that it is free of stains or smells. Old hardwood floors might need sanding or restaining. Hardwood floors are usually better compared to carpet because they are easier to clean, but instead of replacing the flooring, find ways to make it look better. Simple steps and some cleaning are all it really takes to turn a house into a top seller.
