The housing market may be in a slump, but homes are still selling across the country as buyers get in on the action. What are these sellers doing to attract leads? What are real estate agents doing to help their sellers find new homebuyer leads?

Home Staging Attracts Buyers

Home staging refers to decorating a home so that it appeals to buyers, which many real estate professionals recommend. There are professional home stagers that set up your house in a way that may not reflect your personal tastes, but does seem to draw buyers.

Some of these are small tricks, like using smaller furniture to make rooms look larger, while others require more work. Of course, any serious buyer is going to hire an inspector to check out the foundation, structure and so on of a house. However, home staging can deceive buyers into paying more than they might otherwise.

Video Attracts Home Buyers

Old-fashioned slide shows of a home are out, as video is easier to produce and upload online. Buyers are more likely to visit a home if they can see more than a few still pictures. A video gives buyers a chance to survey the property without stepping foot on it. If they really like what they see, they are going to set up an appointment.

Some homeowners shoot the films themselves, using it as a “home video” in which they talk about different parts of the house. Others use a real estate agency’s professional video services, which costs a percentage of the sale price.

Pricing Options Attract Home Buyer Leads

With so many houses on the market right now, it may seem as though you are competing with other sellers to get the best price. However, a few marketing tricks can help sellers in the end.

For example, pricing something at $99.99 instead of $100 works, because people read prices from left to right. Establishing a high price at first allows the seller to try to earn more money before negotiating. Overall, houses sell because real estate agents and sellers use multiple methods to interest prospective homebuyers.
